For Buyers: What I'm seeing in Rockport is a rare window for single-family buyers. Inventory has nearly doubled from last year — 24 homes on the market versus 13 — and days on market has stretched to 63 in July, up from just 26 a year ago. That gives you more time and more choices than Rockport usually offers. But I'd caution against assuming that applies everywhere equally. Oceanfront properties, homes near Bearskin Neck, and anything with a water view still attracts competition. The condo market is the opposite story — only 7 units for sale and 2.5 months of supply, so if you're looking for low-maintenance coastal living, you'll need to move quickly.
For Sellers: This is where I think Rockport sellers need to be realistic. The single-family median is up 15% year-to-date to $967,500, which sounds great. But list price received has dropped from 103.7% to 98.0%, and days on market has more than doubled. That tells me buyers are being more deliberate and less willing to overpay. The homes that are positioned correctly and priced where buyers see value will still sell well. The condo market is tighter — 2.5 months supply and 99.1% list price received — so condo sellers have a bit more leverage right now.
What I Watch: I pay much more attention to what a specific Rockport property offers than I do to the town's overall median, because Rockport is a small market where one sale can swing the numbers significantly. An oceanfront estate, a village cottage near Bearskin Neck, a home near Halibut Point, and a condo downtown each attract a completely different kind of buyer. That's why I don't treat Rockport as one market — I look at what your specific property is actually competing against.
