How much does the condition of my house affect its value?
Condition moves value in two directions: an excellent, well-cared-for home can sell above the neighborhood's typical price, and a home needing significant work sells below, with the gap reflecting what the next owner expects to spend.

Buyers price in the work. If a kitchen needs everything, they mentally deduct a renovation cost. If the roof is old, they deduct a roof. The market does this whether the seller likes it or not, so the strategy is to know the number and price from evidence.
The good news is that some of the highest returns in real estate are the cheapest: paint, light, cleanliness, and landscaping change a buyer's first impression dramatically for very little money.
