Buying a newly built home can offer some advantages over purchasing an existing property.

Everything Is New

New roof. New heating and cooling systems. New appliances. New plumbing and electrical systems. Depending on the property, that can mean fewer immediate projects after you move in.

Today's Floor Plans

Many new homes are designed around the way people live today, with open living areas, larger kitchens, home offices, primary suites, and flexible spaces.

Energy Efficiency

New homes are built to current building and energy requirements and may include newer insulation, windows, heating and cooling equipment, appliances, and other energy-efficient features.

Choices and Upgrades

Depending on when you purchase during construction, you may be able to select flooring, cabinets, countertops, fixtures, paint colors, appliances, and other finishes.

That’s why I don’t want to give you a static list and pretend it’s current.

Why Have Your Own Real Estate Agent?

This is important.

The Builder’s Representative Represents the Builder.

When you walk into a new construction sales office, the person there may be very helpful—but their responsibility is to the builder.

You can have your own real estate agent looking at the transaction from your side.

I can help you understand the property, comparable sales, builder paperwork, timelines, deposits, upgrades, inspections, contingencies and the eventual resale considerations of the choices you’re making today.

And one important tip:

Talk to me before you visit a new construction community for the first time.

Some builders have specific requirements about when and how a buyer’s agent must be registered. I don’t want you to accidentally give up the opportunity to have your own representation.

What are the benefits of buying a new construction home?

You may get modern layouts, newer systems, improved energy efficiency, fewer immediate maintenance concerns, and, depending on the stage of construction, opportunities to choose certain finishes and upgrades.

Do I need a real estate agent when buying new construction?

You are not necessarily required to have one, but having your own agent gives you someone representing your interests rather than the builder's.

Can I negotiate the price of a new construction home?

Sometimes—but price isn't the only thing that may be negotiable.

Depending on the builder, development, inventory and market conditions, there may be opportunities involving upgrades, incentives, closing costs, financing or other terms.

Can I customize a new construction home?

It depends on how early you purchase and what the builder allows. Some homes offer extensive selections, while others are already completed with finishes chosen by the builder.

Should I have a new construction home inspected?

New does not automatically mean perfect. You should understand your inspection rights and options before signing the builder's contract.
