What happens at a Massachusetts real estate closing?

At the closing, the attorneys finalize the paperwork, the deed is signed and recorded, the funds transfer, and you receive the keys. You become the owner when the deed is delivered and recorded, which is what the closing accomplishes.

You will sign the mortgage documents and the deed, review the settlement statement, and confirm the title insurance and escrow details, with your attorney walking you through each page. It is formal and fast once it starts.

The buyer wires the funds, the seller's mortgage is paid off, the deed excise is settled, and the deed is recorded with the registry. At that point the legal ownership is yours and the keys go in your hand.

You will also have done the final walkthrough a day or two before, confirming the home is in the promised condition. After closing, the practical part of homeownership begins, and you are ready for it.
