Should I waive a home inspection?

Do not waive the inspection lightly. In my honest opinion, the inspection protects you on the largest purchase you will make, and there are usually better ways to strengthen an offer than giving up your eyes on the property.

  • Is skipping the inspection ever a good idea?

In very competitive markets, some buyers waive inspection contingencies to win, and I have seen it work. I have also seen buyers waive, then learn about the roof, the heating, or the wiring after they own it, and the regret is expensive.

Middle paths exist: offer with an informational inspection you do not use to renegotiate, or offer a cap on repair requests. You keep the knowledge and surrender only the renegotiation, which is often all the seller really wants.

The right call depends on the home's age, condition, and history, plus your tolerance. I will help you weigh it with your eyes open.

On the North Shore

North Shore housing stock includes many older coastal homes, where water intrusion, aging systems, and weather wear are real possibilities. On an older home, I almost always advise you keep your inspection rights in some form.
