Home Value & Pricing · Straight answer from Kathleen
What actually determines the value of my house?
Location first, then size and layout, then condition and updates, then the market itself. Neighborhood is such a strong factor that it is often worth repeating: where the house is can outweigh everything inside it.

- How much does my neighborhood affect my home's value?
The value hierarchy runs about like this: location and lot, square footage and layout, condition and systems, updates and finishes, then how many buyers are competing this particular season. You can improve some of these and not others.
Neighborhood matters in two directions: what the surrounding homes sell for anchors yours, and the character of the street, schools, walkability, and views shape what buyers will pay. That is why the same floor plan can price differently in different towns.
Understanding which factors are helping you and which are holding you back is exactly what a market analysis should tell you, with evidence.
