Selling Your Home · Straight answer from Kathleen

Should I always accept the highest offer?

No. The highest price is not automatically the best offer, and yes, you can reject an offer even at asking price. What makes an offer good is the chance it actually closes on the terms you need.

  • Can I reject an offer that's at my asking price?
  • How do I know if an offer on my house is actually a good offer?

I look at the whole picture: how the buyer is financed, how large the deposit is, whether they are waiving or limiting inspection, their timeline, and whether they are contingent on selling their own home. A cash offer with no contingencies can easily beat a more expensive offer that is fragile.

When an offer looks strong, I also make sure you know why, so the decision is yours with your eyes open. When an offer looks risky, I tell you flat out.

Rejecting an offer that does not serve you is not stubborn. It is protecting your interests, which is the job.

On the North Shore

On the North Shore, out-of-town buyers relocating from Boston or out of state sometimes offer with fewer conditions, while local buyers may ask for more time. Both can be right, depending on your goals.
