Yes, you can sell on your terms. Open houses are optional, and showings can be scheduled tightly, with notice, in windows you approve. Many private people sell very successfully without ever feeling overrun.

The way to control traffic is to control the demand: price it right and market it to the right buyers from day one, so the showings that happen are the ones that matter. A well-targeted campaign produces fewer, more serious tours.
