How does selling a condominium differ from selling a house?
Selling a condo adds the condo association to your sale. Buyers review the condo documents, finances, and rules, so the association's health becomes part of your marketing.

The process of pricing, marketing, and negotiating is the same, but the due diligence is different. Buyers will want the condo docs, the master insurance policy, the reserve fund, recent meeting minutes, and any special assessments, and the lender will require much of it too.
Timing matters. Condo document review takes time, so we gather everything early and build the timeline around it. If the association has pending special assessments or an active lawsuit, we disclose it up front and price accordingly.
