Selling Your Home · Straight answer from Kathleen

Can I sell a house with solar panels?

Yes, homes with solar panels sell all the time. The key is knowing whether your system is owned, leased, or financed, because that determines how the panels transfer at closing.

  • What happens if my home's solar lease or loan is not paid off?

If you own the panels outright, they simply convey with the home and are a selling point for energy-conscious buyers. If the system is leased or financed, the buyer either assumes the agreement or you pay it off at closing, and that needs to be worked out before the deal.

I will ask the right questions early: the provider, the monthly cost, the remaining term, and the transfer rules. Getting those documents together before we list avoids a slowdown later.

Buyers increasingly see solar as a feature, especially here, where energy costs and the coastal ethos make efficiency attractive.

On the North Shore

Solar is more common in the commuter towns and newer coastal builds on the North Shore. Massachusetts has strong net metering and solar incentives, which is part of why buyers respond well.
