Yes, it matters, and more than many sellers realize. Living here builds the knowledge that generalists cannot fake: which streets are walkable, how the seasons move the market, where the buyers come from, and who the local agents are.

A local agent knows what a house is really worth because they have watched the actual sales, not the averages. They know how to price a beachfront in one village versus a commuter home in another, and they can tell buyers' agents the honest story of your town.
Specialization in your specific town is ideal, because each North Shore community has its own market character. At minimum, your agent should have deep, recent experience in your town and price range.
