Does having a garage add value?

Yes, both add value, but as support players rather than stars. A garage and central air make a home easier to sell and broaden the buyer pool; they rarely single-handedly change a price bracket.

  • Does central air add value?

A garage is worth the most where buyers expect one, and in some North Shore village neighborhoods with tight parking, a garage or even a carport genuinely changes the market for the home. Where every house has one, it simply keeps you in the game.

Central air is increasingly expected, especially in a warming climate and in coastal homes where the upper floors get hot. In the historic towns, window units are common, so central air can be a differentiator there.

Neither should drive your asking price by itself. Both belong in the analysis as part of the whole package.

On the North Shore

On the North Shore, older coastal homes often lack central air, so its presence stands out. Garage situations vary wildly, from Beverly Farms estates to Rockport lanes where parking is a precious commodity.
