The work is chosen to improve buyer appeal and your likely outcome, and the cost is paid back at closing from the sale proceeds. It is for homeowners who want a stronger listing without managing a renovation themselves.
No. With Fix & List you do not pay for the improvements out of pocket, because the costs are covered and then repaid from the proceeds when your home sells. If the numbers do not support the work, we simply do not do it.
The list is built around what buyers notice: fresh paint, flooring updates, kitchen and bathroom refreshes, lighting improvements, curb appeal, and decluttering and styling. Every home is different, so I recommend only the updates that make sense for yours, and my guide to updates that add value walks through how each one tends to help.
I start with the home itself and the local market, comparing what your home is worth today against what it could be worth after strategic updates. If an improvement is unlikely to pay for itself, I will tell you so. My job is to protect your interests, not to spend your equity.
That is completely fine. Fix & List is not a full remodel, and we only take on the work you are comfortable with. The plan can be as simple as a fresh coat of paint and better styling, or as involved as a kitchen refresh, depending on what will move the outcome for your home.
The timeline depends on the scope of work, and it is always laid out in the plan before we begin. Smaller refreshes move quickly, while larger projects take longer, and we build the schedule around your goals and your moving timeline.
No. Coordinating the contractors is part of the service, so you are not chasing schedules or choosing materials alone. I handle the coordination and keep you informed at each step.
