There is no universal right answer, and anyone who gives you one without knowing your numbers is guessing. Selling first gives you a clean offer and your equity in hand; buying first protects you from the scramble of finding a home after you are under contract.

Start with the math: your equity, how much the next home will cost, what you can afford while carrying both, and how the local market is moving in both directions. Then we look at your life: your timeline, your tolerance for moving twice, and how you feel about renting for a stretch.

Selling first is the lower-stress path for most people, because your offer is not contingent and you know exactly what you are working with. Buying first avoids the pressure of finding the right home under a deadline, but it usually means financing that bridges two properties.

There are also middle paths: contingent offers, bridge financing, or a rent-back so you can buy first and move once. My job is to lay out all of them with your real numbers attached.
