Does finished basement space count toward my home's value?

Finished basement space adds value, but usually not dollar for dollar with the finished square footage upstairs, because buyers know it is below grade. An accessory dwelling unit adds real value, especially here, where its income potential is the draw.

Think of a finished basement as a bonus that helps you compete: a bonus room, a home office, a guest suite. It widens the buyer pool and can shorten your time on market, but appraisers value below-grade space at a discount to the main living area.

An ADU is a different animal. A legal accessory unit with its own entrance, kitchen, and bedroom can produce rental income, host an aging parent or young adult child, and price meaningfully higher. Buyers who want the income or the flexibility will pay for it.

The caveat is legality and paperwork: the unit needs proper permits and septic or sewer capacity to count as an ADU. I will help you get the house's real status straight before we price it.
