For most North Shore buyers, yes. Walkable access to the commuter rail is one of the most consistent value drivers in the region, because it turns a coastal town into a realistic Boston commute.

Homes near the rail line attract the buyer pool that works in Boston, which keeps demand steady even in seasons when purely coastal markets cool off. That steadiness is itself a form of value.
The walk matters. Being genuinely walkable to the station, or a short bike or drive with parking, commands more than a theoretical distance. Each town's station relationship is different.
Value and lifestyle go together here: the premium exists because the commute actually works, and I use the real walk, not the crow-flies distance, when analyzing it.
