How do I coordinate two closings?
Two closings on the same day is the ideal, and it is very doable when both schedules are set up early. The key is writing the calendar backward from your purchase closing and building in buffer.

We agree on target dates with both sides: your sale closing, your purchase closing, and a buffer of a few days in case a lender or title issue shifts one side. Same-day double closings happen all the time here, usually with your sale closing in the morning and the purchase in the afternoon.
If the dates drift apart, a rent-back covers the gap on the sale side, or a short seller-permitted extension covers the purchase. Either way, there is a plan, not a panic.
The attorneys and lenders on both transactions talk to each other ahead of time. That coordination is what keeps two closings feeling like one.
