Selling & Buying at the Same Time · Straight answer from Kathleen

What happens if I sell my house and can't find another home?

The short answer: you do not have to sell first, and if you do, you have options ranging from a rent-back in your own house to a short-term rental while you search. No one ends up on the street because their house sold.

  • What if I sell and have nowhere to go?

Before you agree to a sale, we build your 'where do I go next' plan together: short-term rental options, a rent-back clause in the sale, or a move to a rental while you take your time finding the right home. That plan is part of the strategy, not an afterthought.

The truth is that a motivated buyer who has already sold is the strongest offer on the table for your next home, because they have no contingency. Many sellers deal with the rental stretch for exactly this reason.

I will not push you to sell into an empty plan. We agree on the fallback before we agree on a price.

On the North Shore

On the North Shore, seasonal rentals and off-season leases can be surprisingly workable for a bridge move, and the trade-off between renting for six months and winning the right home is often worth doing.
