The honest answer is personal: the right time to sell is when your life is ready and your home is ready, not when some national headline says so. Your town, your price range, and your timeline matter far more than the general market chatter.

The 'will waiting pay' question usually comes from a reasonable place: no one wants to sell and watch values climb. But nobody can promise next year's prices, and waiting costs you a year of living where you want to live, which is a real number too.

What we can do together is real: look at your home's value now, your equity, your market's momentum, and your goals, and decide with evidence. If waiting actually helps you, I will say so. If it is fear dressed up as strategy, I will say that too.
