Home Value & Pricing · Straight answer from Kathleen
Is it smart to price my house low to create multiple offers?
Sometimes, and only under the right conditions. Pricing below market can create competition that pushes the final number to or above what a fair list would have brought, but it is a strategy with prerequisites, not a guarantee.

- Should I underprice to spark a bidding war?
It works when demand for your type of home is genuinely strong and your pricing gap will be visible to buyers. When those conditions hold, setting a list price that invites competition can generate offers that exceed expectations.
It fails when the market is soft, when the home has a feature that limits its buyer pool, or when going low reads as a discount rather than an invitation. Then you simply get low offers.

On the North Shore
Certain North Shore pockets, like move-in-ready homes in commuter towns or waterfront in high-demand seasons, have the buyer volume to make competitive pricing work. If the volume is not there, we do not gamble with your money.
