Selling Your Home · Straight answer from Kathleen
Do I need to stage my house?
Staging is not mandatory, and you do not need a perfect house to sell. But professional photography is very close to mandatory, because it is how buyers decide which homes to walk through at all.

Think of staging as helping a buyer picture their life in the space: clear surfaces, defined rooms, good light, furniture arranged for flow. It can be as simple as rearranging what you already own. I will walk through and give you a practical checklist, not a Pinterest fantasy.
Photography is where I will not compromise. The overwhelming majority of buyers now start online, and the photos are the first impression. Good light, good angles, and honest, beautiful images make the phone ring.
You do not have to make it perfect in every room. You have to make it clear and inviting enough that buyers walk in with an open mind.
On the North Shore
Coastal light is a North Shore superpower and the photos should use it: soft mornings, water views, and the way the coast looks at golden hour. I schedule photography knowing how each property faces the sun.
