Median vs. Average Home Price: What North Shore Market Reports Actually Tell You

The median home price is the middle of the market; the average is a number that a few very expensive sales can pull sideways. When you read that the North Shore is up or down, knowing which of the two you are looking at is half the battle.

Median: the honest middle

The median is the point where half the homes sold for more and half sold for less. One big sale at the top of the range barely moves it. That makes it the most useful single number for a market like ours, where a handful of waterfront properties can be worth several times a typical house.

When I say what is selling in a town, I am thinking in medians: the middle of what actually closed, not the headline from the most expensive block.

Average: the number that drifts

An average is total sales divided by the number of sales, so it tilts toward the extremes. A few very expensive coastal sales in one month can push an average up even when the middle of the market is flat. Reporters use both, which is why the same market can look hot in one headline and calm in the next.

Neither number is wrong. They answer different questions, and knowing which one you are reading keeps a market report from scaring you or reassuring you for the wrong reason.

What the current North Shore numbers say

Recent public data gives a feel for the moment. Across Essex County, the average home value sits near $722,000, up about 2% from a year earlier, with homes reaching pending status in about 11 days, per Zillow's late-summer 2026 data. Along the coastal strip from Lynn to Salisbury, the median single-home sale price ran near $860,000 in the first half of 2026, roughly 5% above the year before, per Banker & Tradesman and The Warren Group.

Town by town the spread is wide: Beverly's median sale sits around $773,000 and Salem's near $615,000 in recent reports, while Newburyport's summer 2026 median ran above $1.2 million. Different sources, different time windows, same point: on the North Shore, a county number flattens what the towns actually do.

Why your town beats the county

The market that matters to you is the one in your town, your neighborhood, your street. Beverly, Salem, Newburyport, and Gloucester each move at their own pace, and each community page here carries its own town-level snapshot.

The fall 2026 market watch and the home value answer take this further: what the reports cannot show is your particular house, and that part never comes from a spreadsheet.
