Moving to a CCRC on the North Shore: How Selling Your Home Fits Into the Math

A continuing care retirement community, or CCRC, puts independent living, assisted living, and skilled nursing on one campus under a continuing-care contract, so the move is meant to be the last one. On the North Shore that usually means Brooksby Village in Peabody or Edgewood in North Andover, and for most people the entrance fee is funded by selling the house.

What a CCRC is, and is not

A true CCRC is different from an assisted living residence. You move in while you are independent, pay an entrance fee plus monthly fees, and can access more care on the same campus as your needs change. In Massachusetts these communities are registered with the commonwealth, and the state publishes the current list.

The entrance fee is the big number, often six figures, and it is frequently partially refundable: a large share comes back to you or your estate when you leave. That changes how you should think about the cost, because it is more moveable than a purchase.

The two names near the North Shore

Brooksby Village in Peabody, run by Erickson Senior Living, is the region's best-known option, using a 90% refundable entrance fee model, with published monthly costs reported in roughly the $2,300 to $4,300 range depending on the residence. Edgewood Retirement Community in North Andover is a LifeCare community with an 85% refundable Return of Capital entrance fee, reported from roughly $250,000 to $550,000 by unit size.

Both sets of figures change and depend on the specific residence you choose, so the only reliable move is to confirm current numbers with each community directly. Treat published pricing as a starting point, not a contract.

How the house sale funds it

For most people the sequence starts with the current home: the sale proceeds fund the entrance fee, which is why the sale usually comes first. The sell-before-you-buy question and the order-of-moves guide cover the timing logic, and the home equity article looks at what the proceeds can do.

A refundable entrance fee is forgiving in a way a purchase is not: if life changes, most of the capital comes back, often to fund care or to pass on. That makes the house sale feel less like a goodbye and more like a conversion, which my downsizing clients generally find reassuring.

The questions to ask before you apply

Ask what is refundable and when, what the monthly fee includes, how each care level changes the bill, and what the waitlist looks like, because the good communities have one. The downsizing without overwhelm answer and the hidden costs article are good reading before those conversations.

And be honest about the emotional side, because downsizing without regret is mostly a planning problem, and planning is exactly what we do first.
