Beverly vs. Salem: How to Choose Between the North Shore's Two Cities

Salem is a historic, walkable city with a dense downtown, condos and multi-unit homes around it, and year-round tourism that peaks in October. Beverly is a coastal town with village centers, more single homes, beaches, and a quieter residential rhythm, plus the rail junction that makes its downtown a real hub.

Recent public market data puts Beverly's median sale around $773,000 and Salem's near $615,000, with the gap mostly reflecting the difference in housing stock. That is the first number to hold in your head.

Both cities sit on the Newburyport and Rockport commuter rail lines with direct service to North Station. Beverly Depot is the junction where the two lines meet, and Salem's station sits right at the edge of the downtown, which makes walking from home to the train genuinely pleasant.

The commuter rail guide and the Ask Kathleen answer on rail towns break down neighborhoods if transit is your deciding factor.

Salem offers the widest entry-point inventory on the mid-coast: condos, two- and three-unit properties, and older homes near the downtown, which is why its median runs lower. Beverly spreads across more single homes, with the waterfront villages of Beverly Farms and Prides Crossing pulling the top of the market up.

The Salem community page and the Beverly community page carry neighborhood-by-neighborhood detail, and both the living in Salem and living in Beverly answers get into the day-to-day.

Both cities have solid public school systems, and the districts are built differently: Salem's is a compact city district, while Beverly's covers a wider geography of village schools. School assignments are address-specific and shift at boundaries, so the honest advice is to confirm the exact street, not just the town, before you choose. The school district guide explains how to check.

Salem's downtown is a destination: harbor walks, dining, museums, and October crowds that you either enjoy or plan around, exactly what the Salem in October article examines. Beverly's center is a working downtown with the Cabot theater, breweries, and coffee shops, and its summer energy gathers at beaches and harbor parks.

Your temperament decides more here than your budget does. Some buyers want Salem's hum in October; others want Beverly's normal October. Both are great answers, and they are different answers.
